Development Standards
The West Basin development standards intend to minimize the impact of new construction on the scenic, cultural, and habitat values of the region. A carefully defined set of covenants and restrictions will be developed that encourage homeowners to exemplify the energy-efficiency and water-conservation values of green development.
Each West Basin parcel has been overlaid with a conservation easement; collectively the conditions of the easements ensure that more than 95 percent of the West Basin is permanently protected as open space and wildlife habitat.

Governance
A Community Operating Agreement is being drafted that will detail homeowners' rights and responsibilities, including those related to community governance, trail use, equestrian activities, and the maintenance and stewardship of conservation lands.
